About Swansgate
Swansgate is an independent living community of privately owned patio homes and condominium units for adults 55 and over who want the comfort and security of being part of a special community, along with the privacy and independence of owing their own home.  Located on a 42-acre site just off Grove Road in the prestigious "Augusta Road" area of Greenville, South Carolina, this "gated" community is just across the stream from the Greenville Memorial Medical Center and within easy walking distance of neighborhood shops, grocery stores, restaurants, and the U.S. Post Office.

Swansgate, the first pre-retirement and retirement community of its kind in the country, was planned for professionals who are approaching retirement or who are already retired and want to pursue a comfortable, creative, and secure lifestyle.  The brain child of H. Wilson Worley, author of "Retirement Living U.S.A. The Inside Story", and U.S. Retirement Corporation, development at Swansgate began in 1983 with final new construction completing in 2002.  The clubhouse with its activity room, library, game and billiard room, and exercise facility, together with the swimming pool and tennis court create a country club ambiance for the resident owners of this 165 patio home, 24 condominium unit community.

All patio homes and condominium units are sold with fee simple title and become the private property of the owner.  Owners agree to the protective covenants, restrictions, and easements of the Swansgate subdivision and become members of the Swansgate Homeowners Association.  This membership entitles them to the use of all common facilities and other amenities, including an electronically controlled security gate, exterior maintenance of all homes, grounds maintenance, planned recreation, and professional community management.  There are no entrance fees or endowment fees required to purchase and owners are free to sell their property at any time.

Existing patio homes for sale are priced from the mid-$160,000's to the lower-$300,000's;  range in size from approximately 1,300 square feet to over 2,400 square feet;  and are based on nine distinctive two or three bedroom designs.  One and two bedroom condominiums, located in two three story buildings of 12 units each, when available, are normally priced in the lower $100,000's and range from 850 square feet to just over 1,100 square feet.  For a list of properties currently for sale, contact the Swansgate management office.
